THIS MEETING IS CRITICAL TO HAVING AN IMPACT ON THE OUTCOME OF THE REZONING PLAN THAT TOULON & KOLTER PROPOSE! WE NEED TO WORK TOGETHER!

We have scheduled a community meeting to update you on the current activities of the Kolter development group, and how we can effectively stop them from harming our community and destroying our property values. "Be aware Kolter is requesting to rezone the Golf Course property to “High Density Planned Development.”

They want to build 551 homes (mixture of townhomes, single family, and villas) that are not consistent with our current homes. We’ve identified several objections to their flawed plan.

DON'T ALLOW DEVELOPERS TO TAKE AWAY THE VALUE OF YOUR HOME WITH THEIR PLAN TO MAKE THE FORMER GOLF COURSE A FIELD OF "TINY HOMES!"

THE CITY PLANS TO APPROVE OR DENY THIS PLAN IN NOVEMBER! WE CANNOT ALLOW THIS TO HAPPEN

PUT THESE IMPORTANT DATES ON A CALENDAR

• November 5, Planning and Zoning meeting, 6pm, City Hall. There will be a vote.
• November 11, 6:30pm, City Hall. First reading of the proposed rezoning, no vote. Our planner will make a presentation.
• Nov 25, 6:30pm, City Council Meeting, City Hall. Second reading and vote.

IF the plan is approved, it would be submitted to the state for the comprehensive plan change. Then Kolter would come back to submit a site plan with more detailed information. P&Z and City Council would have to review and vote on the submitted plans. Of course, we have no dates for that – AND WE ARE WORKING TO KEEP IT FROM GETTING TO THAT POINT!

• Coordinating with the Planners who will represent us at the city meetings.

• TELL YOUR NEIGHBORS AND INVITE THEM ABOUT THE MEETING -nix the naysayers – we have a good chance of preserving our neighborhood if we all get involved. Unfortunately we don't have everyone's email address.

• Plan to attend all Planning and Zoning and City Council meetings.

• Most important is that we fill the room. People can speak for up to 3 minutes if they wish.
• Donate money. If we are to win, we need to pay planners and an attorney. Many thanks to those of you who have already donated. This is a cost that should be shared by every homeowner in Royal Oak! (CLICK HERE TO DONATE WHAT YOU CAN)

Give whatever you can but remember that each home will lose a tremendous amount in value if this proposal is allowed to go forward. A $100 donation now will potentially save you hundreds of thousands of dollars in lost value later. Not to mention soaring insurance costs when flooding results from this plan. GIVE NOW, GIVE GENEROUSLY, AND GIVE OFTEN. We estimate this battle will cost us about $20,000. Our current bank balance is $12,000.

FIGHTING DEVELOPERS IS NOT FREE!!!

We have done a tremendous job for over two years as a grassroots group, but need professionals to get us over the line. Therefore, we’re moving to the fundraising stage since Kolter and Toulon are actually moving forward and we know the threats are real. The total estimate is around $20,000. Please contribute what you can to save our neighborhood. We can’t guarantee we will win, but we can guarantee if we do NOTHING, the developments will happen, and we’ll be stuck with it forever.

WHY AM I GETTING THIS EMAIL?

We are a group of Titusville residents concerned about how decisions on future growth and development will impact our community. We came together over concerns about a high density apartment development being proposed by New York City developers for the former Royal Oak golf course. Instead of the 79 homes currently in the zoning plans.

OVER 500 HUNDRED HOMES AND APARTMENTS ARE PLANNED. The result of this irresponsible development will wreak havoc and overwhelm the schools, create massive traffic jams, stress our currently fragile water supply, and create flooding that extends far beyond the nearby homes. If you have seen our No Rezoning signs, you have already seen who we are. As we learned about this and other developments, we realized this is a city wide issue.
